Briefing

During this integral phase, we will first take the time to find out as much as we can about your goals for your project. We will carefully examine the history and condition of the house and site context and review local planning policies.

Collaborating with our director and designers, we will then analyse the design requirements and aspirations for your project, gathering as much information as we can for our team to work with.​

Concept Design​

The aim of this stage is to give you a good sense of what is possible in design terms. At Sha Bespoke, we will analyse the architecture design options and define your priorities for the project. This is where we can shape the direction of the project and bring your dream to life, so it is a fun and exciting phase of the process for you and us.

By the end of the stage you would have a set of proposed sketches, a draft programme and an idea of how to deal with the planning department to make your project a reality.

Planning

Following the Concept Design stage, we develop your desired layouts into CAD drawings that can be submitted to the local planning authority. We usually anticipate approval within two months of submitting an application, depending on the complexity of the design.

As the project evolves, we can produce sketches, and realistic images to help you envisage the look and feel of the project, including lighting, materiality, internal fixtures and fittings.

Developed Design

Once we have planning approval, our team will start producing the construction information packages, including technical design of your proposal, schedules and specifications. This will help a contractor provide an accurate price for the works.

Sha Bespoke have developed a good working relationship over the years with a number of contractors and we will use our experience to help choose one that is best suited to your project. Within this stage, we will oversee this process on your behalf to ensure your project can achieve the quality you want within your budget.

Build Phase

Once a main contractor has been chosen and the final contract sum negotiated and agreed upon, the building contract is prepared and signed.

From demolition to construction, our project management team will be your single point of contact for any queries you may have. The team will provide you with weekly progress updates, and we will make regular site visits to inspect the works to ensure the project is proceeding in accordance with your aspirations and contract.
